Public Consultation – 32 White House Road, Ipswich

A planning application has been developed by WK Architects for the redevelopment of 32 White House Road – a brownfield site in Ipswich.  The existing building would be demolished and a new warehouse and office facility created for Azpects Limited – a local company who develop and manufacture products for the creation and maintenance of hard landscaped areas.  The building would unite all of Azpects’s staff on a single site with a fit for purpose warehouse, distribution, quality assurance area and associated office facilities. The proposal will allow this local business to continue its growth within a building fit for the demands of the 21st century.

The proposed warehouse and office facility is a modern development that aims to enhance the site’s appeal while adhering to sustainable design standards. The building design avoids the standard “box” shape by incorporating translucent polycarbonate panels into a clerestory that allows natural daylighting into the warehouse, thereby reducing energy usage. Additionally, the front facade of the building is adorned with colorful brise-soleil, adding a touch of elegance while reducing overheating in the office areas.

To increase ecological value, a new hedgerow and tree planting are planned along the street edge, enhancing the green verge. A green sedum flat roof is also planned to provide additional habitat for wildlife while mitigating water runoff.  Photovoltaic (solar) panels on the southerly facing pitched roof will provide a significant reduction in the electricity requirements.  Parking on site is increased and will easily serve the number of staff Azpects employ to help prevent any increase in pressure on on-street parking.
