We are thrilled to share that planning permission has been granted for our bespoke residential dwelling at 43 Colne Road, overcoming significant challenges posed by its location within a Flood Zone.
This project exemplifies Wincer Kievenaar Architects’ ability to navigate complex planning policies. By working with Evans Rivers and Coastal to prepare a robust Flood Risk Assessment and Flood Warning and Evacuation Plan, we successfully addressed flood plain concerns. Our proactive approach included public consultation with neighbours, securing local support, and detailed pre-application discussions with the local planning authority to meet the requirements of the Exception and Sequential Tests set by the NPPF.
The design itself is a transformative enhancement to the setting. It incorporates innovative solutions, including clever use of floor levels to elevate habitable spaces above flood levels, while maintaining a discreet second floor hidden within the roof space. The dwelling features an accessible staircase and lift, ensuring inclusivity, alongside integrated sustainable technologies such as photovoltaic panels, an air source heat pump, mechanical ventilation with heat recovery (MVHR), and rainwater harvesting.
